Entrusted Management
1.The property owner holds the land use right and building ownership of the project. SUNNYCARE provides brand usage rights, management teams, operation systems and health and wellness services SOPs, and charges basic management fees and incentive management fees.
2.Management Term: A minimum of ten (10) years.
3.Basic Management Fees:
a) Operation Cultivation Period: Fixed monthly fee + Monthly operating revenue × N%.
b) Stable Operation Period: Monthly operating revenue × N%.
4.Incentive Management Fees: A tiered fee model will be adopted based on the operating gross profit margin. -
Joint Operation
1.The property owner holds the leasing right of the project.
2.Project Location Requirements: The project shall be in the core area of a first-tier plus or first-tier city and be equipped with sound basic property conditions.
3.Project Venue Handover: Following the technical service guidelines provided by SUNNYCARE , the property owner shall complete the full interior decoration of the entire space, as well as the procurement, installation and commissioning of some large-scale operational equipment. The venue shall be handed over to the SUNNYCARE operation team after the handover inspection is completed.
4.Payment of Guaranteed Rent or Revenue Sharing:
a) From the end of the rent-free period to the end of the operation cultivation period, SUNNYCARE shall pay the property owner a guaranteed rent.
b) Starting from the stable operation period, SUNNYCARE shall pay the property owner the higher amount between the guaranteed rent and M% of the monthly operating revenue (revenue sharing).
