We conduct on-site inspections and evaluations of projects under preparation/construction/renovation and carry out analysis and research on the competitive market in the region where the projects are located. On this basis, we will formulate the market positioning and business strategies of the projects and put forward suggestions on services-to-be-offered and product planning, proposals on area programming, design feasibility studies as well as revenue and profit projection.

Technical Service

We provide professional opinions, suggestions and consulting services for design commissions and schemetic design during the project construction phase, assist the property owner in completing the review of the project design scheme, as well as review and confirm the selection of professional design consultants within the scope of services and the payment of their design fees.

  • Improve Design Requirements

    Formulate rational functional area programming and their ratios to enhance the project's competitive edge; optimize non-revenue-generating areas and their proportions, improve the productivity and cost-effectiveness of revenue-generating areas, and maximize the commercial value generated per unit area.

  • Integrate Design Resources

    Recommend or assist the property owner in selecting design firms and lead designers suitable for the project; recommend various domestic and international professional consultants and supplier resources to the property owner; assist the property owner in resolving collaboration issues among multiple design teams involved in the project.

  • Optimize Design Outcomes

    Optimize the project's functional circulation and layout based on operational needs; extend the project's competiveness in its life cycle by optimizing the design, materials, equipment and facilities; reduce the static costs (one-time investment before operation) and dynamic costs (additional investment during operation) of project construction through more rational cost allocation and construction investment.

  • Standardize Design Criteria

    Including but not limited to: area ratio, functional layout and traffic circulation, equipment and facility allocation and electromechanical system reference standards, target costs for interior decoration, a database of main interior decoration materials, as well as other special standards (e.g., catering design standards, physical fitness facility standards, sports rehabilitation facility standards, spa facility standards, medical aesthetic facility standards, functional medicine service facility standards, traditional Chinese medicine clinic facility standards, lighting design standards, acoustic and audio-visual standards, etc.).

Service Process

Pre-Opening

We fully integrate the engineering procurement (interior decoration procurement) during the project construction phase, as well as the procurement of fixed furniture, fixtures and equipment (FF&E) and the procurement of operational supplies (OE), to realize the full-process management of the implementation of the project's overall capital budget.

  • Project Pre-opening Operational Supplies Procurement
    (OE)

    Operational supplies for pre-opening refer to the procurement of operational supplies required by the project for a certain period in the future by the property owner prior to the project launch, which will then be handed over to the project operation team to meet the pre-opening needs. This expenditure will be regarded as a basic investment between the project owner and the project management company.

  • Pre-opening Expenses
    (POB)

    The project general manager will take office 8–10 months prior to the project launch and be responsible for establishing the pre-opening operation team. In accordance with the terms of the management contract, the project owner shall pay a sum of working capital to the project management team, which will be used to cover the operating expenses of the pre-opening preparation team.
    The above two parts of the budget constitute the main components of the project’s pre-opening budget. Within this framework, we will be fully responsible for formulating the procurement plans for the two items mentioned above. Based on our accumulated professional experience and industry statistical data, we will propose a relatively reasonable pre-opening budget target for the project.

  • Pre-opening Owner Support

    Generally, 8–10 months prior to the projected opening date of a project, the project management company will select a pre-opening general manager for the owner. Upon taking office, the general manager will successively propose various pre-opening budgets and initiate the recruitment and establishment of the project pre-opening team.
    Pre-opening owner support is primarily targeted at owner entities whose senior management lack experience and background in project pre-opening operations. This service includes the following three specific components: selection of the pre-opening general manager, pre-job preparation, and onboarding training for owner representatives.
